If you are applying for a Conditional Use under the Mount Joy Township Zoning Ordinance, please follow the steps outlined below. Conditional Uses are permitted uses that require additional review and approval by the Board of Supervisors during a public hearing.
Application Requirements
Please complete the Conditional Use application form fully and accurately. Submit the following:
- Nine (9) printed copies of the complete application package (application, plans and supporting documents)
- One (1) electronic version (PDF or other standard format) of the full submission
- Supporting materials such as:
- Proposed Site plans
- Existing condition site drawing
- Architectural/Engineer drawings
- Photographs
- Charts, studies, or narrative statements relevant to your request
- And any other requirement as outlined in Chapter 110 of the township zoning code.
Include a $500.00 check made payable to Mount Joy Township as a deposit toward the application fee. Additional costs may apply based on the scope of the project or hearing.
Note: Your application will not be considered complete until all required materials and fees have been submitted. Incomplete applications will be returned and will not be scheduled for a hearing.
Conditional Use Hearing Process
- Review by Zoning Officer:
Once a complete application is received, the Zoning Officer will review the submission to ensure it meets the minimum requirements for a Conditional Use under the Zoning Ordinance. - Scheduling the Public Hearing:
The application will be scheduled for a public hearing before the Board of Supervisors, typically held during a regularly scheduled public meeting. You will be notified of the date and time. - Public Notice:
In accordance with the Pennsylvania Municipalities Planning Code (MPC), the Township will:- Prepare and publish legal advertisements in a local newspaper
- Post notice on the affected property
- Notify adjacent property owners if required
- Hearing:
At the hearing, you (or your representative) bring an electronic version of your application and will present your case to the Board of Supervisors. This includes:- Explaining the nature of the request
- Demonstrating how the proposed use meets the conditions outlined in the Zoning Ordinance
- Responding to questions from the Board
- Allow public comment
- Decision:
After the hearing, the Board may:- Approve the request with or without conditions
- Deny the request
- Continue the hearing to a later date if additional information is needed
A written decision will be issued following the hearing in accordance with MPC timelines.
